Northside Gateway not awarded Low-Income Housing Tax Credits; Co-developers will continue to seek necessary project funding

NEST, in co-development with Over-the-Rhine Community Housing and Urban Sites, plans to bring a mixed use, transit-oriented development with affordable housing to Knowlton’s Corner in Northside. The group submitted an application for the Northside Gateway in February 2024 to Ohio Housing Finance Agency’s Low Income Housing Tax Credit competitive program but was not selected for funding.

NEST acquired the historic former Stagecraft property, the adjacent vacant lot and went on to select Over-the-Rhine Community Housing and Urban Sites as co-developers through a public Request for Proposal. The team has since worked with the Northside community and the City of Cincinnati to pass a Planned Development approval for the site and include adjacent city-owned land in the redevelopment plan.

The project team remains dedicated to fulfilling the community vision for dense, affordable housing and business district revitalization at the entry point to Northside’s Historic Neighborhood Business District. Development plans for the project will remain the same and the co-development team is continuing to submit the project to all identified funding sources.

Sarah Thomas, NEST’s Executive Director, said “The Northside Gateway is a critical redevelopment for a long vacant and blighted area of Northside. Our goal is to satisfy community desire for revitalisation in this area while providing quality affordable housing that creates opportunities for residents to access alternate transportation methods, healthier lifestyles and economic opportunities within our neighborhood. We remain dedicated to funding and building this project in Northside.”
